As the Director of Pre Construction, you will play a crucial role in overseeing and managing all aspects of the pre-construction phase of our projects. You will be responsible for leading a team of professionals, ensuring seamless coordination between design, estimating, bidding, and procurement activities to facilitate the successful execution of construction projects.
Key Responsibilities:
Team Leadership and Management:
- Lead, mentor, and manage a team of pre-construction professionals including estimators, designers, and procurement specialists.
- Foster a collaborative and high-performing team environment focused on achieving project goals and delivering exceptional results.
Pre-Construction Planning:
- Develop and implement comprehensive pre-construction plans and strategies for each project.
- Coordinate with architects, engineers, and other stakeholders to review designs, specifications, and project scope to identify potential issues and value engineering opportunities.
Cost Estimation and Budgeting:
- Oversee the preparation of accurate cost estimates, budgets, and schedules based on thorough analysis and evaluation of project requirements.
- Ensure that cost control measures are implemented throughout the pre-construction phase to align with project budgets and financial goals.
Bid Management and Procurement:
- Manage the bid process, including soliciting bids from subcontractors and suppliers, evaluating proposals, and negotiating contracts to achieve the best value for the project.
- Establish and maintain relationships with key subcontractors and vendors to support project needs and timelines.
Risk Management and Mitigation:
- Identify potential risks and challenges during the pre-construction phase and develop strategies to mitigate them effectively.
- Collaborate with project teams to develop contingency plans and alternative solutions to address unforeseen issues.
Client and Stakeholder Communication:
- Serve as the primary point of contact for clients during the pre-construction phase, providing regular updates on project status, budget, and schedule.
- Build strong relationships with clients, architects, engineers, and other stakeholders to ensure alignment and satisfaction throughout the project lifecycle.
Qualifications and Skills:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (Master’s degree preferred).
- Proven experience (X years) in a similar leadership role within the construction industry, with a focus on pre-construction activities.
- Strong knowledge of construction methods, materials, and processes.
- Excellent leadership, communication, and interpersonal skills.
- Proficiency in construction management software and tools (e.g., Procore, Bluebeam, AutoCAD).
- Ability to manage multiple projects simultaneously and prioritize tasks effectively.
