COMPANY

LYNOUS Talent Management has been retained on an exclusive basis by a commercial real estate investment and operating company based in Dallas, Texas. Our client is a smaller company but is continuously growing. They have acquired office and industrial properties managing all aspects of property operations, project leasing, construction, accounting, and asset management. This company is one of the most tenant-centric companies and it is at the core of their management philosophy.


THE POSITION

We are seeking a highly motivated and experienced Building Engineer to join our team. The Building Engineer will be responsible for operating and maintaining all building equipment and systems for three (3) commercial buildings with a thorough understanding of safety practices, building systems, and general maintenance procedures. The ideal candidate must have strong problem-solving and communication skills, be able to work independently and as part of a team and manage priorities accordingly.


ROLES AND RESPONSIBILITIES

• Inspect and perform preventive maintenance on all building systems and equipment, including heating, ventilation, and air conditioning (HVAC), plumbing, electrical, elevators, and security systems.

• Respond to emergency maintenance requests and assess the building for potential safety hazards.

• Perform minor repairs and maintenance tasks as needed.

• Monitor building equipment to ensure proper functioning.

• Prepare reports and documents related to building maintenance and repairs.

• Ensure that the building meets all safety and health regulations.

• Coordinate with outside vendors and contractors for maintenance and repair services

• Assist in managing building maintenance budget.

• Maintain multiple buildings, which require driving.

• Participate in on-call rotation in one-week intervals to cover portion of portfolio in after-hours emergencies.

• Ability to cover and maintain multiple properties with driving required between them.

• Maintain productivity-enhancing communications and working relationships with tenants, vendors, co-workers, and management.

• Apply knowledge of property-specific information to support contractors engaged in performing maintenance of one or more building systems.


QUALIFICATIONS

• High School diploma or equivalent required, building trade curriculum at a recognized technical school is preferred.

• Three years of successful experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems

• Knowledge of Building Automation Systems (BAS)

• EPA 608 certified preferred but not required.

• Strong working knowledge of applicable safety regulations and procedures • Ability to troubleshoot and repair a variety of building systems.

• Excellent communication and organizational skills

• Language skills to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

• Computer skills and basic mathematical skills

• Ability to work independently with minimal supervision.


PHYSICAL REQUIREMENTS

• Prolonged periods standing and walking.

• Must be physically able to climb ladders, bend, or crawl into awkward spaces.

• Must be able to lift up to 50 pounds at a time.
