The path toward making Bend a more affordable city for our workforce comes from bringing unique ideas from other parts of the country. Breckenridge, CO, an area struggling with unaffordable housing for their local workforce, is using modular building to combat the usually long and costlier "on-site" construction process. Rooms are being built in a factory and then assembled "like legos" on-site. This cuts months off the normal project timeline in addition to construction not being impacted by adverse weather. The complex will feature studios, one and two-bedroom units for between $800-$1200 per month. Plus, the apartments will be powered by solar, which means lower energy bills! New York City is taking a major step to improve its streets and public spaces by addressing the long-standing issue of construction sheds and scaffolding. Mayor Eric Adams and NYC Department of Buildings Commissioner Jimmy Oddo have introduced the "Get Sheds Down" initiative. This comprehensive plan aims to remove unsightly construction sheds and scaffolding from city streets more efficiently while also reimagining and redesigning those that are necessary for safety. The "Get Sheds Down" plan seeks to incentivize property owners to expedite necessary façade repairs and remove sheds with expired permits promptly. Additionally, the initiative aims to make traditional sheds more visually appealing when required and replace them with less intrusive alternatives when possible. The plan comprises nine concrete strategies to enhance public safety and improve public spaces while safeguarding New Yorkers from the hazards associated with active construction and neglected buildings. To minimize the financial burden on smaller property owners, the Adams administration plans to expand financial penalties and regulatory oversight associated with sheds primarily in designated business districts within Manhattan, Brooklyn, Queens, and the Bronx. This approach is intended to encourage more substantial property owners to complete façade work promptly, reactivate sidewalks, and contribute to the city's economic recovery.

We are delighted to report that Reigate and Banstead Borough Council have unanimously granted planning consent for our proposed mixed-use redevelopment at Station Road, Horley. The proposed redevelopment consists of 10 new homes and 36,000sqft of employment generating uses, including a mix of light industrial space, offices, and retail. The scheme will make more efficient use of the currently vacant Mitchells of Horley site. The redevelopment also seeks to protect and enhance the adjacent former brewery building and bring it back to life. Energy use and building performance have been a key factor within the proposal, which is based on a ‘fabric first’ approach. Passive design measures involve maximising the insulation and air tightness that make up the building fabric. Further considerations to reduce the total carbon emission of the building include, space and water heating, provided by highly efficient air source heat pumps.
