As I have mentioned in previous posts, I left Ram Partners back in November of last year after almost nine years of employment. I often mentioned that Ram had been good to me providing opportunities for me to grow within the company. The fact of the matter is that I excelled beginning with a lead concierge position leading to a leasing consultant opportunity. I left in frustration after being reassigned to a takeover property that came with a long commute and a myriad of problems that you would not have anticipated with a leading property management company. I have been very selective with my job approach responding to companies that have reached out to me rather than simply applying to a number of positions online. I recently applied to a leasing consultant position in Stone Mountain (that's where I live) and received an email telling me if I am interested to go online to take a test which supposedly determines my customer service skills. What has the hiring process become? Companies/hiring managers are increasingly lazy. Take five minutes to review the resume and if one reveals 270 five-star Google Business reviews, look at a reasonable sample, after all 270 folks cannot be mistaken In my nine years in the industry, I have worked with exceptional and average leasing consultants. The former being the exception to the rule. If you want to hire someone exceptional, read the resume and look at the reviews. No phone, video, online tests will be considered. Just old fashion look-in-the-eye honest discussions.

When working on a placement, I’ll submit a candidate without a lot of fanfare. After meeting with and deciding if the candidate may be a fit, I present their resume, profile, and some notes to my client. I don’t share a lot of opinions; I point out some of the candidate’s experience. My role is to make an initial assessment, vet the candidate, and then allow the employer to decide if they want to meet them. A few years ago, I got a call from a client. Evan was the SVP of Asset Management and needed to hire a Leasing Administrator. The job was to handle all aspects of new and renewal leases, speak to tenants/brokers, process applications, and deal with a fair amount of minutiae. Evan was surprised at my choice to submit Rebecca for the position. She had 2 years of experience as a real estate agent and then worked as a General Manager at a restaurant. Evan: “I saw this candidate’s resume but I am not sure if they are experienced enough. They don’t have a lot of leasing or admin experience.” Concetta: “Rebecca is running the day-to-day operations of a restaurant. She does scheduling, deals with vendors, handles/tracks inventory, and tends to angry customers, flaky staff, and the restaurant's owners. Plus, she works on the floor when she’s short-staffed. She has to settle the books nightly. There is a ton of paperwork she does. Plus, she did rentals for a company that has a lot of volume. She can do this Leasing Admin job. Just meet her.” In Rebecca, I saw grit and resilience, with just enough real estate experience. After meeting her and seeing what I saw, Evan hired Rebecca, and she turned out to be a great employee. Sometimes, the obvious is not so obvious. He still thanks me to this day (4 years later) for encouraging him to meet her. The moral of the story: sometimes, there is a gem hidden somewhere. When I see it, I may politely insist you meet them!

#Multifamily leasing is far too often done by the wrong people. On most sites, you've got entry-level "assistant property managers" who really just want to be full managers someday. They may have a great personality and other nice traits. BUT They don't truly want to be a salesperson, accountable for closing leases. AND They are not given the time for training and practicing the craft, or an effective process to follow. I've heard it said time and time again - find a property manager with a "good personality" and make them responsible for leasing. A "GOOD PERSONALITY" does NOT make a good leasing agent. Leasing a SALES job. 1️⃣ First - The role calls for a person who truly wants to be in sales. 2️⃣ Second - Sales is a skill that can be taught and learned. It's all about the habits and systems, not their personality. Sure some personality types may be naturally oriented to sales, but they still have to be enthusiastic about it and want to learn the craft. From my experience coaching, mentoring, and leading 100's of leasing professionals over the last 20 years, I assure you the range of personalities of successful apartment leasing professionals couldn't be wider. What's key is that the leasing pro wants to be in "sales". They need to be enthusiastic about sales. Learning sales. Practicing sales. Getting better at sales - NOT doing "part-time" leasing while working on property operations as an assistant property manager. Leasing shouldn't be an entry-level job for a wannabe property manager - even if they have a "great personality".
